This acquisition reinforces P3’s growth strategy in key locations and consolidates its commitment to modern and sustainable assets
Madrid, Spain – July 31st, 2025 – P3 Logistic Parks (“P3”), a leading long-term investor, manager and developer of logistics properties in Europe, has closed the acquisition of a portfolio of logistics properties in Getafe (Madrid) yesterday.
The portfolio comprises four phases integrating a total of nine assets, with a gross leasable area (GLA) of 122,000m². It includes eight logistics warehouses and a multi-level parking platform for electric delivery vehicles. These are modern, recently-built assets, designed with the highest technical and functional standards. All warehouses feature specifications tailored to the current logistics sector needs, including large clear-span areas, optimized ceiling heights, loading docks and efficient solutions for last-mile operations.
Los Gavilanes, prime logistics hub in Southern Madrid
The assets are strategically situated within the Los Gavilanes logistics hub, located in Madrid’s first logistics ring, just 17 km south of the city centre. With direct access to major transport arteries such as the A-4 and M-50 highways, this prime location offers exceptional connectivity. As one of the most established and strategically positioned distribution hubs in the Central Zone, Los Gavilanes is particularly well-suited for last-mile logistics within the Madrid metropolitan area.
The portfolio boasts a very high occupancy rate with active lease contracts. Among the tenants are companies such as Amazon, Carrefour and MCR Info Electronic.

With the acquisition of this portfolio, P3 now manages a portfolio of 36 logistics assets in Spain, with a GLA of 994,000 m², 43,000 m² under construction and 285,000 m² of landbank for future development. With a solid client base and a strong presence in Zona Central, Catalonia, the Basque Country and the Valencian Community, Spain is a strategic market for P3’s pan-European operations. The company recently announced the future construction of a 50,000 m² warehouse in Manresa (Barcelona), 113,000 m² asset in Reus (Tarragona), and another nearing completion in Zigoitia (Álava) of 43.000 m², as well as the first refurbishment version of a logistics asset in Spain, located in Abrera (Barcelona).
