Emmeloord, 17 July 2025 – P3 Logistic Parks, a leading European investor, developer and owner of logistics real estate properties, announces today it has delivered its first BTS-development project in the Netherlands. The warehouse, that’s located in Emmeloord, marks a significant milestone for the company's expansion in the Dutch logistics real estate market. The facility will be occupied by Tolsma-Grisnich B.V., a leading global provider of technical solutions for the storage and processing of potatoes, onions and carrots.
The 18,560 m² build-to-suit (BTS) unit will be leased on a long-term basis. Located in Emmeloord, often referred to as the 'Potato Capital of the World', the site offers prime access to key agricultural and logistics infrastructure. The land was designated by the municipality due to its strategic proximity to the highway and its importance to the region's thriving agricultural sector.
Consolidation for Enhanced Efficiency
Tolsma-Grisnich was previously operating from two different locations in Emmeloord. This new, purpose-built premise consolidates their operations under one roof, streamlining their processes and improving operational efficiency. The move signifies a strong commitment to the region and the company’s continued growth in the sector.

Strategic Expansion into the Dutch Market
P3 has successfully completed its first build-to-suit (BTS) project in the Netherlands, marking a significant milestone following years of portfolio expansion through forward-funding acquisitions. Backed by over two decades of development experience across Europe and a strong local team, P3 is well-equipped to meet the rising demand for tailor-made logistics real estate in the Netherlands. The Emmeloord BTS project stands as a cornerstone of P3’s long-term growth strategy in the region.
The general contracter for this project was Groothuis Bouwgroep. The legal advisor was GT Law, the project manager was Volantess and C2N was Techincal Due Diligicence advisor.
With this project P3, in the Netherlands grows its total portfolio to 539168 m² LFA in 2025. Expected that by the end of 2025 the portfolio will reach a total LFA of 600.000 m², in line with the growth stratégy of P3 in the Netherlands.
